Pre-Purchase/Buyers Home Inspection

A Buyers Home Inspection is the most popular inspection and for good reason. Purchasing a home is typically the largest financial decision you will ever make. The last thing you want to hear after the sale is complete and you have settled in is that the roof needs to be replaced, the foundation is cracked, or the electrical wiring is incorrect. Finding issues in your home after you have purchased it could cost you hundreds of thousands of dollars. Not only is this financially devastating but these issues could jeopardize the safety of you and your loved ones. Let Be Safe Home Inspections help give you peace of mind before purchasing your new home. We will thoroughly inspect all major components listed in the Standards of Practice, which includes structural components, exterior, roofing, plumbing, electrical, HVAC, interiors, ventilation, and built-in kitchen appliances. For more details about the inspection go to the Inspection Details page. We will give you a professional report clearly stating any defects and issues that were found during the inspection. Well/Water Inspection

Contaminated drinking water has been linked to numerous illnesses throughout the years and is still a common issue to this day. When purchasing a home with a private well, we highly recommend including a Well/Water Inspection to ensure the well system is working properly and the water is free of any harmful contaminants. A proper water analysis from a qualified professional is essential for detecting these harmful contaminates such as lead and bacteria. The main components of the well that will be evaluated or tested will be the well location, bladder/pressure tank, pump, head, cover, and controls to ensure proper function. A water sample will be taken and tested for bacteria under specific parameters based on your needs. If it is a FHA/VA loan the water sample will be tested for bacteria, lead, nitrates, and nitrites. Once the water analysis is complete the test results will be entered into a report and clearly explained with recommendations and a course of action if needed. The Well/Water Inspection report will include:

  • A thorough evaluation of the well location, pressure tank, pump, head, cover, and controls.

  • Water analysis clearly listing any contaminates found such as lead or bacteria and course of action needed.

  • A quick turnaround time to deliver your highly anticipated results.

Septic Inspection

Many homes in North Carolina have their own private septic system. The septic system is crucial for properly receiving, treating, and disposing wastewater from your home through the plumbing system. A defective or improperly maintained septic system could cost thousands to repair or replace. A clogged system could cause severe damage by allowing raw sewage to overflow into your home. A cracked septic tank could allow raw sewage to seep out into the surrounding soil and even into your drinking water. This not only could affect the health of you and your family, but have a negative impact on the environment as well. As with many components in your home, a thorough Septic Inspection by a professional is a must in order to avoid any disasters that may occur. We partner with some of the best experts in the Triangle to ensure your septic system is operating properly and free of any defects. Whether you are buying, selling, or currently own your home, please allow us to help you ensure your septic system is properly inspected. We highly recommend that the septic system receives a thorough inspection by a licensed professional at least every three years to avoid any costly disasters. The Septic System Inspection report includes:

  • A thorough evaluation of the septic system including the location, septic tank, pump tank, piping, and drain field.

  • Recommended maintenance such as pumping, repairs, cleaning, and chemical adjustments.

  • A quick turnaround time to deliver your highly anticipated results.

Radon Testing

Radon is a naturally occurring radioactive gas found in soil, rock, and water. Radon gas is released from the ground into the air as the breakdown of uranium occurs. This radioactive gas is odorless, invisible, and tasteless but can cause severe long-term health problems. The CDC states that radon gas is the second leading cause of lung cancer. High concentrations of radon are typically found in homes built on natural soil with high levels of uranium deposits. Radon gas can enter the home through cracks in the flooring, walls, and gaps around pipes or electrical wires. High levels of radon gas in homes are a far too common occurrence. The EPA reported that 1 in 15 homes in the United States have elevated radon levels. Any home may have elevated radon levels, new or old. Please keep in mind that just because the neighboring homes may not have high levels of radon does not mean that your home will not. Concentrations of radon gas in the soil can be localized. Do not make any assumptions when the health of you and your family is at risk. The only way to know if there are dangerous levels of radon in your home is to have it tested by a qualified professional. In fact, the United States Surgeon General and the Environmental Protection Agency both recommend that radon levels should be tested in every home. Please visit www.ncradon.com for more information regarding radon in NC.

Radon testing is very easy and typically involves placing a monitor in the lowest level room for 48 hours. While the monitor is in place it is required that doors and windows stay closed, except for normal entry, and ventilation systems/fans turned off. If high levels of radon are found then repairs or mitigation systems will be required. Don’t worry, these services can be provided by a licensed contractor and doesn’t require any major alterations to your home. This is a small price to pay to ensure the safety of you and your loved ones. Whether you are buying, selling, or have been living in your house for some time, we highly recommend Radon Testing in your home. The Radon Testing report will include:

  • Radon level results from a 48 hour short-term monitoring test.

  • Recommendation for repairs or mitigation systems if required.

  • A 24 turnaround after the test is complete and our Satisfaction Guarantee.

Termite Inspection

Termites can be some of the most destructive insects to a home and repairs are often expensive. Termites can cause damage to structural components which could put you and your family at risk for a catastrophic failure. Most of the initial termite damage goes unnoticed because termites eat wood from the inside out. The framing components may appear normal on the outside, but are hollow on the inside.  By the time you realize there is a termite infestation it is usually too late and the end result could be a collapsed deck, wall, or stairs. We highly recommend getting a Termite Inspection at least once a year and before buying or selling your house.

Termites will typically tunnel into the home from the ground along columns or walls by building mud tubes to travel in. Soft spongy wood and insect droppings/frass could also be a strong indication of termite activity. Being able to recognize these signs can help you take the necessary actions required to control the infestation. We highly recommend that when buying a home that you always request a termite inspection. A proper Termite Inspection performed by a qualified professional can help identify if there is a current infestation or any prior infestations. Whether you are buying, selling, or currently own a home we highly recommend requesting a Termite Inspection to help preserve your investment and to protect your family. The Termite Inspection report will include:

  • A description regarding the presence or absence of wood destroying insects.

  • Specific areas that have visible damage.

  • Evaluation of the soil and area under the house.

  • Recommendations and treatment options.

  • A quick turnaround time to deliver your highly anticipated results and our Satisfaction Guarantee.
